This intimately scaled retail environment, consisting of exterior facing units as well as a dominant interior mall, sits comfortably within a community of high-end single family houses.

The project responds to its context through careful massing and use of materials. Anchor units articulated with pitched roofs and dormer windows are strategically located to address various prominent corners. These elements also act to reduce the visual impact of the block as well as to create interest along the street.

A sophisticated galleria defines the interior mall. State of the art semi-transparent insulated panels define the roof instead of traditional glazing. This technical innovation addressed concerns regarding excessive heat-loss, glare within the interior, and excessive light emission at night that could have impacted the adjacent homes.
